Have you ever said, "I am too young to get into Real Estate"?

At the risk of answering a question with a question : How creative are you?

There are a million different ways to structure.

I would suggest getting more education in the area, maybe even paying for a course from Ron Legrand or Pace Morby. There are many other good educators out there as well.

There are good Comments here, but the best thing you can do is buy a course that includes check lists and step by step guides OR partner up with someone that knows what they are doing.

Take the contract you get from the course to a local real estate attorney to review and sign off on. They will make some changes.

Hopefully the same attorney closes transactions in your area as well.

Here in WA, we typically use title companies to close deals BUT I have had to use attorneys for my sub2 deals.

Hi Josh, 

You want to do a skip trace on the owner.

There are a ton of sites.  Try your luck with a free "one off" site, like truepeoplesearch.com first.  
If this is something you end up doing a lot of, you can use a bulk skip trace like Skipforce, REIskip or something similar. 

There are some better one-off sources that are affordable too. Beenverified and IDI are a couple I like.

I also skip from inside my ProfitDrive app or in my Invelo account.
