How many rentals do you have?
The walkthrough is disclosing the condition so they can return the property to the same or better condition when they leave. I also take a walk-through video and save it to youtube unlisted.
The walk-through is not to make the property perfect for them. It is not to discount the property because it is perfect...no property is perfect and when tenants think you are supposed to make it perfect, you have what you are currently dealing with.
Tenant texts you about mice droppings? Tell them the should think about decon or mouse traps. Tenant sees a spider? Tell them they should think about killing it. Tenant requests an additional deep clean, tell them the number for a few cleaning companies and how much it will probably cost. The light bulb goes out? Suggest they replace it.

The crm and cold call dialer and cold text blast tool are all pretty different... However you can do some calling/texting/rvm from a lot of crms. I currently use blackbook - because of ease of automation. You can do some mail from a few different d4d apps. I am using profit drive and propstream against each other right now. You can use MOJO as a crm, but it is missing some automation.
I have a couple more tools on my page.
