Most of the advice here concerning stocks should not be considered investing but speculation. If that is how you want your savings invested, be prepared for volatility and be willing to except large losses. The muni fund idea isn't bad, and prob the best idea mentioned for short term money.

Hi Lucas. Welcome to BP! I highly recommend you listen to the podcasts offered by BP as it provides a tremendous free resource with lots of great information. I know that there is a local meetup that occurs ever month or so. I haven't been (supposed to go last month but was really sick!) but I'm sure it will be helpful. They had a guest speaker on 1031 exchanges last month. Feel free to connect with me on BP. I have a small network of local vendors that I have used and would highly recommend. Tough question without knowing all the specifics (age, goals etc) but I think we all agree the $500 loss property should be sold. I think you need to sit down and write out a mini plan that covers your life goals, your investment philosophy including time horizon, and criteria for investments. If the remaining houses don't fit into your overall plan anymore, then sell them. If they do, explore other avenues to paying off the debts or maybe sell the worst one and keep the others.
