@Jack Marshall Congrats on graduating and landing a great job here! I have house hacked for about 6 years now. As long as my wife lets me, we will continue to live for free haha. Lets connect some time. Also, we have a meetup that meets every 2nd Wednesday of the month. I look forward to seeing you in the community. 

@Esteban Garcia Yes. They did buy a couple years ago just south of JB hunts home office. They went public about it a couple months ago. I think it is more of a public facing partnership with JB Hunt than a competition with Walmart. However, that would probably be a second motivation.

Awesome! Congrats to your client! 6% cap on a single family seems like a good deal in this market.

@Logan Williams Congrats on getting into it. I would say an office space and business supplies could be a great win! You could also gear it toward traveling nurses. I would try and see when you need to raise or lower the prices based on the Gov Calendar of when people come in town. I would still try and attract other family and vacation travelers also. 

@Cody Sparlin Welcome!!! If you are in NWA we have to meetups. One is an informal ask all questions and meet investors that is every second Wednesday of the month. @Kathleen Everitt runs another REI group. that meets at least once a week over different educational stuff. If you set up a "keyword" search on BP up for NWA, you will get notified of both meetups.

@William Sing said it best! The only other option I see is to get a bank to give you 85% of the total ARV of the project. You would have to purchase it for under 85% of arv minus repairs. Or grab a money partner that would operate as a limited partner.

@Daniel T Stockman it is tough. We have 500 homes active right now where we should have 11k (pre covid).
