From my history, you would need a financial advisor or planner. A CPA, typically, wont help with guiding you down which path, however, they will help you execute on the plan that you already have. What seems to be your main goal, is it to figure out what paths are out there and which is the best? Or, do you already have an end goal in mind.

@Carah Hanley a Real estate broker will be the best info for that, but I may be able to look it up on Costar. Would you run it like a hotel/motel or would it be more like Multi-family?

Hey @Matthew M. I would get connected with a local Real Estate broker or just use your property manager. I can get you in touch with someone I trust in that area. This is what you do. Ask them to run a Comparable market analysis and a comparable rental analysis. That will give you a gage for purchase price and rents in the area. There are several free websites to call about crime rate, but I would first start by calling the non-emergency police department in that area and ask them what kind of calls do they get in the area you are interested in. Also ask them if the frequency of the calls. Our county's have a public record of the calls and generally what they are about. I would ask if they have something online that is similar.

@Carah Hanley If it is in NWA, my team and I can help. You will end up looking at in with two approaches. 1. a broker, or appraiser can get your comparable sales in the area to see what others are buying similar properties for. however the 2nd option is the best option and is really what a bank cares about. That is the income approach. You will look at it two ways there and take the current P&L and then Potential and what you can get out of it. @Ken Naim is exactly correct. The best way is take the NOI and dividing that by your local cap rate. That will give you the price of what things are selling for the area.

Having the end in mind is key. What are you wanting to do with it and how much will it make with you executing that plan.

I am not a cpa or attorney, but I don't think it matters if it is in state. I would just use the one you already have.
