I love this data! Nothing in the report surprises me, However, it does give us a glimpse into the future. I love that building permits have gone up which will help cool the market down, and when I say that I am talking about the speed in which we have been growing (velocity) will not be at the same speed as it has been for the past two years. The market and prices will still be going up unless there is a black swan event or interest rates are increased dramatically. The vacancy has always been too low and should be closer to 8-10% in a normal market. The true winners for the next year will be those who own rental properties and start raising those rates, and builders. This year builders got hurt as material prices went up and they were under contract for lower sale prices. However, since material prices are dropping but the new high sale prices are normalized in buyers' minds, the builders will be able to capture that margin back. The other winner is those who have huge acres of land and sell them to developers. It will still be hard, but not impossible, to find the good deals for investors and to buy a house for buyers. It is even more important to know your numbers when purchasing an investment deal. We may miss out.

@Juan Mercado Finding the deal is the hardest and best thing. What comes on market, you may need to look at what is creative solutions to make the deal work. There is one 4 plex that came on the market today in Rogers. Also, the investors that are winning deals right now are the ones that are finding the deals off market. Brandon Turner has a great book on this. I see that cold calling, SEO marketing, text blasting and direct mail marketing is working with several of my investors. I personally am buying two duplexes in 2 days from cold calling. It took me two years to calling this person, but that work has given me an amazing deal!
