@Bruce Lameco It is hard to wholesale in Northwest Arkansas. The laws are pretty tight. I would Whole-tail. Buy the properties off her and then list it with a real estate agent. A couple of my investors are doing this in Northwest Arkansas and making 40-60k per deal. Obviously, you will want to be confident on the price you are buying and reselling for. That is what we do to help our investors. If they are in NWA my team and I can help. Otherwise I would find an agent that you can partner with in the area the properties are located in.

@Steven Soden I agree with what @Jennifer Schelkopf wrote. Northwest Arkansas is trending at 16% appreciation with 32 people moving into the area every day. We have a local hangout and meetup that will allow you to meet a bunch of top investors in the area. If you have the keyword "Northwest Arkansas" BP will notify you of our group and the NWA-REI meetings as they are posted. Personally I wouldn't invest anywhere but NWA and Little Rock.

A: I believe both are good, but banks where you are investing is best. 

A: I typically see my investors set up the LLC while under contract. They will have the mortgage and deed in the LLC's name. The mortgage in the LLC will depend on your bank and type of loan.

A: I don't know but I have a guy who does Air bnb at I high level and he seems to be able to do it really well out of state. David Greene's book will still say for your to build your team of 4. I think it would be wise to get your own eyes on the property, and setting up the furniture, but I bet you could hire it all out if you wanted. 

A: Brandon has a book, but connecting with Wholesalers, direct mail marketing, brokers, and SEO seems to be the best in NWA

    @Kristen Savino even though it is more convenient for one person with multiple licenses, I do believe you get better terms and rates going at the local level. I have some great commercial lenders I can send you for Northwest Arkansas. Private message me and I will send those over.

    I can't remember, but I don't think it could be more than 2k. An attorney would be able to give you the real number. Totally worth it though!

    Hey Tate, I am not totally and expert, but I know Paul Younger is an attorney that has done a ton of Tax sales and getting them with salable deeds. 

    1. I believe yes, however, it is a special warranty, and you have to clear up the title. I think the previous owner has a couple months to pay back, but you would get your return back if that happens. 

    2. I would suggest not doing that until you clear the title. 

    3. Again, I would get that clear title, and I think that takes 5-6 weeks. (I would ask an attorney)

    4. Once you have a general warranty deed, I think you are good to go. 

    5. Title Company  can help with this, however I am pretty positive it isn't a guarantee

    @Stephanie Funk Yes it will be Teh second Wednesday of every month. We will keep it the same location for a couple of the times. Sometimes we have gone to peoples flips or properties that they have sold in order to get a real life example. That will be posted if there is a change.
