I would get with a great title company. They will be able to discover any liens. Hopefully you can get a General warranty deed. They will at least be able to tell you who is cliaming rights to the land and money owed through the title search.

Arkansas Home Tech is my favorite. That will be Mike Swaim and Matt Grigg. However, it gets expensive if you are looking at multiple units. If it is multiple units I would look at david Lynn with Covenant Propertry Evaluations.

@Dan DiFilippo Sorry man.... ha ha I am not trying to be a downer, but that is the reality of the market we have now. Its just hard, and so to win you have to go hard. There are some great great conventional loans that are similar to FHA that may be a better success. Sellers just see conventional being a more secure deal.

Hey James. Good on you for building your team. We have some really good lenders that I can DM you. However, I would say that most FHA loans are not being accepted on "on the market deals" right now. Conventional or cash are the ones being accepted. Currently people are waiving the appraisal contingency and having escalation clauses. We are seeing that on multifamily and residential. Unless, you find something off market where you aren't competing as much.

As an agent, we have been blessed to work with some amazing investors. Last year we closed 21 million, and 70% of that is from our investors. I would not be cloing multimillion dollar deals with them if I didn't take the time to work on the 40k deals also. You just need an investor friendly agent and one that understand that if you become successfull, so will the agent.

Joe Kinghorn has done good for me in the past. He said he could get you a number. I will email you his contact. He said you can do it one of 2 ways. You can install electronic meters that would just count the water flow and you can charge it back to the tenant. He seemed to indicate those electronic ones were more expensive. Or if the main meter is in the yard, you can buy manual ones like the city has. Either way you would have to go out once a month to check the meter, and you would want that locked so no one can tamper with it.

We are in NWA. We have a 60-120 unit coming up depending on how you break it up.

Hey @Jingjing Yu. I have been with 2 different brokrages, and have been an agent since 2014. I would associate the brokrages to dating. What are you looking for. All of them will hire you, but which one do you want? If you are looking to do this part-time and don't need much support then Fathom could be a great option. If I were to do it all over again I would have joined a team and not cared about how much I would be getting per deal, but what could I expect for the entire year. Becasue I am in this full-time and wanted to be in full-time I would have joined a team so I could close 30 deals my first year and get that experience, and wealth of knowledge under my belt quicker. My brother joined me in real estate and is about to complete his first year making 6 figures! Yes, I have helped, but it is partnered with his hard work! He shows up every day giving his best and learning to better himself.

I choose KW becasue I knew I wanted to build my own company and learn how others have done it. I don't really care about who is the "cheapest." I care where I can get the most revenue and where I think I can grow as a individual and business owner. That is why I am with kw. 

Yes it is very simple to transfer practically, but the hardship is in marketing. You will then need to switch out all your signs and marketing. You also lose a little be of brand Identity and credibility if you jump from place to place. 

Now this is all my opinion and each brokrage offers something different. Interview at least three to see which one fits best for you
