I love Fayetteville and Springdale. that is where most of my investment properties are in. Personally I think you get the most bang for your buck in Springdale and in Rogers, because they are cheaper areas to buy typically. However, Fayetteville and Bentonville can be amazing if you get creative. I just bought two duplexes in Fayetteville. 2/2's rents are at $550 currently, but after I flip and make the garage a 3rd bedroom, I can rent it to college students for $1,400 a month. Really, the winner is the person finding the deals that are off market. 

@Brennan Vaughn Always willing to chat about NWA and our market. I can get you some market stats also. I am a broker here that will sell about 150 properties totaling 35 million this year with 70% of them being for our investors.

Another option would be partnering with someone with cash or finding a hard money lender. 

Other thoughts would be to take a personal loan out that isn't collateralized on the property. Or a home equity line of credit on another property. Or a business loan would allow you to get the funding you need.
