@Mel Adams thanks for the shout out! @Daniel T Stockman Yes I have been hearing that Jan. is a much slower month for STR's in Bella Vista. However, I think Air DNA has occupancy at 60% for Bella Vista. With STR's you will have up and down months with both occupancy and your dynamic pricing. What Air DNA gives you is a typically average of the entire year. If you are looking at buying a current property that is an STR, then I would ask for the history rent rolls and occupancy. It's funny but to get a shrewd look into Short-term, you much look Long-term. I would say look at it within the whole year.

Bella Vista has been getting a lot of traction because its recreational activities, specifically the bike trials,  and its connection to Bentonville with out the Bentonville prices. I am very bullish on West Bella Vista specifically.

@Logan Carver It is easier than populated areas like Southern California, Austin, Texas, and Miami, Florida. However, it has been difficult if the deal hit the market. The two ways people are still winning in this market is finding deals off-market, or getting creative with the deals that are on market.

We are certainly booming, and at a rate faster than the most of the US. However, there need to be much more bigger players (companies) to move in to get us to become the next Austin. Now, the Walton family foundation, Tyson and Jb Hunt are making NWA a destination for people. The quality of life has gone up a great deal in the past 10 years for anyone in NWA. And so we you can attracting human capital and make it a place of desire it may attract the other big players. 

The only three things that could stop us. 1. Taxes (Texas has no income tax, and we do.) 2. Government Regulations. We are honestly old in our thinking with some governing bodies. 3. Infrastructure. Can we build it fast enough. 

To end on an awesome note. Amazon is building a distribution center here!

@Michael Comello there are two groups in NWA that I know of to network. One is just a meetup that will meet this coming Wednesday (2nd Wednesday of the month) at  Southern Food Company in Fayetteville. @Kathleen Everitt runs the other meetup that is more educational and they meet once a week.

@Deatrick Carter I can send you my list in Arkansas.  Typically, I check with two and get them to compare. I like the independent insurance model because they will match you and the property to the company that likes you the best.
