Post: UPDATE on my position in real estate investing

HI everyone! It's been a couple months since the last time I posted but no worries! I've been busting my *** day after day at my job trying to save money for the day I'm ready to go in on a single family. I've decided my best route is to flip single family's for a while until i have enough cash to purchase rentals and rent them out. I currently saving around 1250-1500 a month. My goal is to save up until I have 30k. My current job as an electrician was probably the best choice for me to ever make because my BOSS has a company for real estate investing where he flips homes. I am now with him working everyday after my day job learning investing strategies that he uses and succeeds with everytime he flips a house. I help choose a good deal and which ones are bad deals, I help strip the houses down and plan for staging and all new layouts. I'm excited to say everything is falling into place to make my goal of being a successful real estate investor come true. Not only is BP a big part of my drive to do real estate but my boss is actually a very big role model to me, he started when he was my age. So seeing how he has built his wealth from real estate and electrical I am very motivated see the possibilities of what I can acomplish! Well... Until my next update, I will be working hard for my first house! If you have any advice for me that can help me in any way on flipping single family's please share! God bless

Steven Butala would you recommend buying foreclosures or just some fixer uppers?? My original plan was to flip houses until I made enough to buy houses with cash and rent them out Producing maximum cash flow. I have the potential to become successful in rei and you cheering me on makes me only more and more excited!!! My parents are on board with the idea and so is the rest of the family, now I just need to save up some more cash so I can get started! Hopefully I will purchase my first flip in the summer of 2016 and finish off the year with another 2 :) can you offer me any advice on formal education? Is it needed? I'm waiting on a couple books I ordered and I'm excited to start reading :D

Jaime Croskey Rick Santasiere you both have very valid points on living in a multi family while renting the other apartments out, but my parents don't want me to move out and I think I'm gonna use that to my advantage here, I'd really like to buy a triplex and rent all three apartments out to receive maximum cash flow from the property, I know the loan is different because it isn't my primary residence but the advantage of starting now with little to none (only my car payments and insurance) expenses I would generate maximum income from the property. But I understand your idea and it has me thinking... Would it be better in the long run to just live there and build some equity, and not have to put such a large downpayment I could after 1 year buy another multifamily and do the same thing... Hmm.. You guys are great I love being able to start making a plan. This is exciting!!!

Thank you guys, I actually have a very good mechanically inclined background, my father is a general contractor and we've done everything from digging trenches to put irrigation in to fully renovating a basement to rent out as another floor in my fathers multi family he owns. I have down roofing to landscaping and almost everything in between haha, I went to a technical highschool and took electrical as my course of study. Now my ultimate goal is to get a part time job in 2016 involving real estate, I recently went and visited freedom house buyers Located In Middletown ct and talked to 2 guys that are really a motivation to me. They inspire me to work to my dreams.

Hello everyone I am 19 years old and live in Connecticut. I am currently shoving as much information from books and info off of bp from the forums and podcasts as possible. I am trying to learn as much as possible and want to further my education in real estate. I was looking into getting my real estate license and joining Ct REIA's coaching program. Any thoughts on some more things that will help me in the future? I am currently trying to save up a lump some of money (20-30k) for a downpayment on a house to flip and make some money off of until I can make cash offers on a home to buy and hold. Any help would be great on information about real estate in Connecticut and the best education I can find. Thank you guys so much and happy holidays
