Every auction I've been to the bank bid is based on the balance owes to the bank included principal, interest, and fees. They want to be made whole or own the property (in an attempt to be made whole).

If I were in their situation I would document everything and include date and time and photos. Contact the landlord in writing and inform them of the situation in a factual non-confrontational way and withhold payment until the situation is remedied. (They are still responsible for the rent but can hold payments it until the situation is remedied). I would also communicate to the landlord that I would expect the situation to be handled by the landlord as "I'm not an expert in infestations and I know that you would want this handled in the most efficient/ cost effective way."

I'm with Joe on this. It lools like it's still their house during the redemption period. So have an attorney review your letter before you send anything; no sense loosing the house back to them through a lawsuit or even giving them a reason to sue which would likely tie the house up for months or years while the suit gets settled. A local attorney would be best but I have a subscription to Legal Shield where an attorney will review your letter for no additional charge.

It's the area, I have yet to find a national provider for this area. I did find some someone who could me free and clear list with his proprietary system and we still ended up with less than 250 in Lincoln and Minnehaha Counties. I know there has to be more but I've yet to find a provider for that lis in that area.

I'm sure everyone will agree with me that you need to base your offer on what your numbers are first of all. Make the offer and then FOLLOW-UP on each one even if your offer isn't accepted. Find out what the final sales price was- above or below your offer. Did the transaction even close? I am assuming we are talking REO's, and many times REO deals don't close. When that happens the property will likely get relisted, but if your following up you put yourself in a position to get your offer accepted. Hope this helps.
