Already tried. I had a zoom meeting scheduled and confirmed through someone named Glenda. But no one from Logical showed up at the scheduled time. I emailed [email protected] after waiting nearly 15 minutes and asked if we were still on. No reply. If you can't have the courtesy of showing up to a scheduled meeting or at least rescheduling ahead of time as to not waste someone's time, how would you expect me to hand over my assets to you.

Hi Jisoon. The single best way I've seen people attract great mentors to help them fund a deal. It shows you're really serious about RE investing and puts you over the shoulder of the deal as its happening. It also acts as a filter for mentors to figure out who's got what it takes to be successful. Most people just want a free education and that mentor model is quickly dying out.

Hi Maylin,
I'm in Tampa also. Back in 2007, I started going to local RE events in Hillsborough County. I met tons of newbies like myself along with a few very experienced investors. If you do this route, you will likely find comfort in hanging with the newbies but try to push yourself toward the experienced investors. Out the original group there, only 20% of them actually bought a rental property. Crazy right?
So here's how you get over analysis paralysis: Find a property. Create a pro forma using excel or borrow someone else's cashflow analysis. Have someone else look at the results with you. If it's a LTR, call several property managers to get a consensus on the rental amount. Call an insurance agent to verify insurance premiums. Go on the property appraiser website and calculate the new taxes based on your purchase price. When all that's done, keep e few thousand dollars in your bank account to cover for unexpected repairs and then just go for it.

My son is 15 and has started reading multiple books on multifamily investing. I also take him to my local real estate meetings so he can start getting comfortable networking and talking RE. I also taught him how to do a cashflow analysis using basic Excel which has been very helpful for him. He wants to find a deal here locally so I've bene helping him with that. Eventually this will likely lead to he and I finding a property together and sharing ownership in it. Are your parents cool with maybe jumping in a deal with you if you can demonstrate some expertise in RE investing.

We could use an experienced Insurance Agent based in the Tampa/ St Pete market. Must have multiple lines to shop around for best rates and coverage.
