I'm curious as to how other people here on BiggerPockets tie rewards into their investment process. For example, I'm a car guy and could spend way too much money if I don't keep myself in check. Assets before liabilities, right? So, I've challenged myself to first invest in 5 rental units before spending a cent on my next vehicle. Anyone else do something like this? I would love to hear about it.

Just a thought, but if nothing is in need of urgent repair I would focus on what gives you the most bang for your buck. A fresh coat of paint and some new landscaping might work wonders, whereas new windows could cost a bit more and not appear to be as big of an improvement to current or future tenants.

Having lived in SF the last couple of years, I totally understand your perspective. One of the things I have picked up here about markets is that they are regional. If you haven't listened to it, I would recommend BiggerPockets podcast 167, good info on making RE investing work from an expensive area.

Welcome, new here myself.

Definitely look into house hacking. It is something I wish I had done while attending university, would be a great way to get your feet wet. 

The Book On Rental Property Investing by @Brandon Turner is something I would recommend starting with, its easy to digest and has some great insights.

A family member owns a 1.5% in a hotel that just sold for 9 M, cashing out at roughly 110k. I'm wondering if a 1031 exchange would be applicable in this situation. It is my understanding that in a 1031 exchange the property being traded up to must exceed the value entire asset sold, requiring a purchase of 9 M+. Is this a correct interpretation?

Good evening everyone, 

After lurking around the forums for the last couple months, I figured it was time to step up to the plate. 

BiggerPockets has been amazing, not only has it inspired me to think broadly about what I want to achieve in life, but it has also given me a glimpse of all the bits and pieces needed to get there. I want to thank all of the experienced investors who contribute here, sharing insights and commentary I would otherwise not have access to.

Currently I live in Angwin, a small town tucked in the Napa Valley. Recently graduated from SFSU with a degree a BS in Industrial Design and work as a production assistant for a mid-sized winery. I'm stashing away about 85% of my income for a first investment.

My long term goal is to achieve financial independence through buy and hold, using 1031 exchanges to trade up small multi family to larger apartment. Starting out I am strongly considering a distressed duplex to be my best bet. My father owns a small construction company, and I hope to leverage his experience and assets to keep the cost of capital improvements down while starting out. Right now I'm browsing in the Sacramento and Reno areas.

Its great to hear more about the California market, especially the Bay Area and Central Valley. It's a fairly intimidating area, especially for a first time investor on a budget. Thanks for your insights @David Faulkner, @Joe Bertolino, and @Chris Isaacson

Could be a great Airbnb setup, especially if it's in a good location. Think Das Park Hotel or Hotel Endemico.

Thanks for your insights @Joe Villeneuve,  your first post had some excellent points. As someone who can be a bit impulsive, planning and sticking to it are going to be the best antidote. Thanks for the reading list! @Anthony R.
