House hacking is the way to go if your comfortable doing it. Find a place with an in-law unit for yourself and then rent out the rest of the house. Worst case you have a tenant subsidized mortgage payment, and best case you get to live there for free/make a bit of extra cash.

I'm curious about prospects in the Clearlake area, it is the most affordable and accessible area to me. I really can't touch Napa prices. I'd love to find something in Middletown and I've heard that Lakeport is a good option. Can anyone recommend an investor savvy realtor in the area? General thoughts are also appreciated!

Macros are an awesome tool. I've used them at work when I repeatedly have to deal with large amounts of data in need of formatting. They can greatly cut down on the time you spend. You might want to look into Excel classes at a local community college, best of luck!

Hello everyone,
I've run into a bit of a dilemma with estimating potential rental income. The small town I'm looking for properties in currently has zero rentals on the market, leaving me with limited information. It's located close to an affluent area with a good amount of middle class jobs that is currently experiencing a housing shortage.
I am going to ask a few local realtors, and PM companies what they believe rates might be at, does anyone have other suggestions?
