@Michael Baum do you list the same space across multiple services? For some reason I thought Airbnb was exclusive. That might just be about contacting renters now that I think about it.

Graeagle CA, a mountain town in the Lakes Basin area north of Lake Tahoe. We’re working on setting it up for mountain bikers, which has really taken off here.

I can't find an all in one solution, but you could pair a fixed shower head with a hinged shower arm. You could also just go with completely fixed, hope that helps.

Reading this while taking a break. Right now I’m doing 2 bathrooms with a substantial amount of subway tile. It is taking forever, lots of little cuts and awkward spots. But it is going to turn out pretty upscale, and reflects the ARV of our area. For a rental I would look at using large format tiles to speed up the build time. My parents had done a tub insert with solid pieces of corian for the walls. Kind of a compromise between the two. That lack of grout on inserts is pretty tempting though.
@Joe P. Sorry Joe, when I read “She’ll get us a report” I thought that it meant the mom would do it. Going to have to brush back up on my reading comprehension.
@Joe P. My thought is having some sort of paper trail, just in case. I think you’ve done the right thing and demonstrated that you take your tenants accusations seriously, despite whatever personal doubt you may have (I totally agree that her taking off is strange, there may be something more going on here). I hope this all blows over and you can come to an understanding with the son for the remainder of their time in your unit. Best of luck!
It seems you have a plan. When following up with the adult son, I’d request he files a police report if the watch hasn’t shown up. Do this over email, so you have a record. You can’t prove 100% that it was not the Contractor of Sub, but the accuser failing to file a police report would probably work in your favor if you had to evict for non-payment.

Interesting policy, I’d be concerned that it would eventually lead to a conflict or manipulation. Keep us posted on how it works out, this is something that may take a while to fully evaluate.

@Bosko Mijatovic seems like you’ve discovered ADUs, that’s the route I’d go. Check local ordinances on the requirement for one unit to be owner occupied, I believe some areas are waiving that to boost their housing supply. What I’d look for is a house that is easy to divide with the least amount of renovations possible. If you don’t have the budget to do a full second kitchen, it may work to downgrade it to something more along the lines of a studio with a kitchenette.

@Richard Sherman thanks for the feedback, proportional deductions is what I figured would be the standard. I’m hoping to talk to our CPA next week, just wanted to do a little digging beforehand. I’m sure there are some good articles on this here on BiggerPockets. I just don’t have the time to search them out. Hopefully this weekend.
