I was wondering if anyone had recommendations for some landscaping that will add a splash of green without requiring frequent maintenance in desert cities. Currently the area around my fourplex in Phoenix is just gravel, and I've had several requests for landscaping.

@Vince Lucas my work owns several vineyards. We outsource the management to a farming company, but we also employ a third party consultant to periodically verify everything and give a second opinion. It’s extremely valuable, especially when your try to use systems and outsourcing. This concept applied to OOS investing would be great, not only at the purchase but also during projects or checks on the units.

Our next door neighbor is getting her fence replaced. While digging the handyman managed to hit a gas line on the city side of the meter. Needless to say our local fire department and utility have had to show up, and the important lesson learned was that if he had called 811 (a free service that marks utility lines buried underground) they would have marked everything for him. Now he’s watching his profit margin turn into an emergency repair bill, and can count himself lucky no one got hurt.

Just thought I’d pass this little tidbit along in the hopes it might save a diy’er or aspiring contractor a future headache.

It sounds like some of these damages could go either way, the best place to start would probably be the lease document that she signed to see what is covered.

Would the college town be a LTR? There could be a good difference in workload between the two. 

What I found interesting is the ban on demolition of single family for transformation into multifamily, as well as a restriction on structure size increase at 15% I understand that this is to help preserve neighborhood character, but seem that it may encourage “slumlord-style” splitting of single family homes. Might raise the value of unbuilt lots. 

The HOA angle is something to take into consideration, where I live old CC&Rs prevent ADU construction. Originally I thought it was a detriment, but if this passes it very well may boost the equity.

Just curious as to what people are thinking about SB-50 and the changes it would make to single family zoning throughout the state of California. Could open up some interesting opportunities to those of us in markets like the Bay Area that currently don't make economic sense for things like buy and hold.
