Jay, where are you getting these numbers from, something published by the NV Vintners? I'm assuming that average is for planted land.

I would not make a hasty decision on this, it definitely merits more investigation. Could just be a visiting friend that had to run out to their car and your tenant lent them the keys for a couple of minutes. If your on friendly terms, you might be able to chat up some of your other tenants. They might know if there are multiple people there.

You could also look into being an RA or onsite property manager. These jobs might subsidize your housing, and you'll get experience with tenants and property management.

I use Adobe Creative Suite products. For this used Indesign, though Illustrator would be best. When doing a project like this, you'll want to use a vector based program. It will keep your text and graphics crisp and clean.

You'll have to find a balance between quantity and quality. You want to get your mailer to as many people as possible, but at the same time you also want to put your best foot forward. Having a professional appearance help give you credibility in the eyes of the reader. That might be what gets you a call.
