@Wyndsor Belcher I would recommend finding someone local who did or is doing what you want to do. This is what I have done. If you can't find someone, then find the closest meet up (or do both). Bottom line, surround yourself with others that are doing the things you want to do and will help elevate you to what you want to achieve. You are the average of the five people you spend the most time with, so get the odds in your favor.

 Shhhh @Matt McCurdy remember, we like Iowa being an 'under the radar' market. ;-)  That being said, it totally makes sense that the age of those who purchase is going up.  Besides tougher affordability, mobility desire is high along with the trend of couples marrying later in life (reducing DINKs) and many other factors.  However, it all certainly is good for the rental market!

Agreed with the common theme here on leaving one unit vacant.  Provides cash flow but options for the buyer on if they want to do property improvements and/or lease restructure.  Where in Iowa is it located?

This is great, congrats on taking a smart and solid approach to your REI portfolio! Sounds good to me. One thing you could look at is value-add with the existing tenant. Are their amenities you could add to help boost their rent? Regardless, continue to adjust rate as market dictates (especially in Johnston in what sounds like a great location). To add on what @Kristine Hodges said, there is also a meet up the 2nd Tue of the month at 5:30 PM (if evenings work better for you).  Keep up the journey and keep connecting!!

 Congrats @Luan Ademovski on taking initiative!  Like @Matt McCurdy mentioned above, the next step is to take continual action.  My recommendation would be to do at least one thing daily to move the needle forward. Like you have well identified, capital won't be plentiful out of the gate, so double down on gaining knowledge and connections.  Besides networking, this will open lots of doors.  Two books I would highly recommend is Set For Life by Scott Trench and Pillars of Wealth by David Greene. Great insight and perspective to meet you where you are at and set you up for success.  I'm in Iowa as well so feel free to reach out and stay connected, all the best!  #everydaycounts

Thank you for sharing @Caroline Gerardo. As an Iowan, I will be anxious to see if this has a ripple effect in local banks tightening their credit requirements. I'm a big fan of portfolio lenders so we'll see how/if this impacts things.

Where in Iowa where your projects?  Did you do most of the work yourself or did you sub it out?
