I know of a very expensive piece of land, $100K per acre, 77 acres... in a "For Sale by Owner" status between Boulder and Longmont. It has four parcels.
I am not an expert in land. I have looked for land unsuccessfully for a friend/client in the mountains, and tried to flip this particular owner from FSBO to listed, but have not successfully done so.

That is funny, Greg. I once got a call from a sales person, and said the the owner died, but that I could talk to him psychically. Eventually, I felt stupid and hung up.

I noticed that there is no Boulder related forum in the Local Real Estate section. It is it's own unique place, that is for sure, and I noticed there is at least a handful of Bigger Pockets members in Boulder. Is it warranted to create a Boulder sub-forum and if so, how do we do that?

Obviously, 1031 exchanges are on the table, but what/where is still a question.

I wish we were seeing a flood of condos. My area, Front Range in Colorado, isn’t seeing a flood of anything.
They do say that real estate is a local endeavor...

That is funny you brought up the varying spins on the same story.
When I was writing the original post, I checked to see what therealdeal.com had to say about it, and had to go back to the NAR email to make sure I understood what was said. That is why I included the actual wording of their email in my post.
