Shawn, it will be hard for someone to give you an accurate answer to that at this time.  The market you are referring to is evolving quickly and you very well may have an multifamily or single family development site on your hands...if not commercial.  There is the possibility that is is only worth $3-5k/acre, too, though. If you want or need to get more in the weeds on this reach out to me directly.

Thanks @Will Gaston.  There are several things to consider with raw land.  My first question would be how many acres is it?  Over 5 and it could qualify for Agricultural status which would significantly reduce the taxes.  That said, if you built on it, that portion would then be assessed at a normal rate.

@Carlisle Edens have you tried or considered trying doing it with a traditional 30 year mortgage?  Is your equity growth based on rents or the physical property?  If it will comp high enough as a property then the seasoning shouldn't matter.

@Jeff M.  i hate that this happened.  I have had small instances where a pm did not complete work they said the would or even claimed to have completed.  I am shopping for a new pm and wonder if you would DM me the company so I can avoid.  Thanks

@Julius Robinson my first rental property was a sfh, 3 bedroom 1.5 baths that I had 2 roommates in.  Their rent covered my mortgage and all other expenses.  I took what my rent would have been and saved it until I had a down payment for number two.

@Eric Reyes I am by no means an expert, but I don't think that that the brick wall holds up anything.  Usually the load is carried on pillars and the brick is merely a veneer or facade.  I have not used Crescent Construction, but have used Seawright Roofing several times.

Point of clarity... is it supposed to be 12-1 or does this one start at 1?  I'm in either way.
