@Eric Reyes I would take @Will Gaston advice. You may find that that hole is not a real issue, though. This is often seen with additions so that the entire crawl space can be accessed. In the perfect world there would be a lintel, but all of the bricks are at least marginally supported. What are you being told is the issue with hole? It appears that it merely leads in to another part of the crawl space. It also shouldn't be structural.

Depending on your municipality you may be able to search property sales on your county websites. Being able to see the hold times and sales prices should pose useful. Many counties in my area also have this information available on their GIS platforms.

I bought my first home right out of school. It was a 3 bed 1.5 bath, and I rented the extra rooms to friends. It eventually became the staging grounds for my friends as they got engaged. They would let their other leases expire and rent from me month to month until they were married and moved in with their wives. My wife and I now live in that house and have been rehabbing it. Seeing my roommates pay my mortgage convinced me to start investing in SFR's as buy and hold rentals over 7 years ago.

@Andrew R. Lucas hit the nail on the head with the Richland County millage rates. Because there is so much high value land in Richland County that doesn't bring in tax revenue, think University of South Carolina and government buildings, they make it up by charging the remaining land owners higher taxes.
You will find more favorable tax scenarios in surrounding counties, like Lexington, which is a major reason industry moves there(Amazon, Nephron Pharmaceuticals, etc).

I am of the opinion that a property should use vacant photos in the marketing, as many others have stated. In this case, however, you did not lack prospects, which is what the photos generate. The fact that you had so many showings and inquires validates a rent set to high.
You should certainly have a conversation with the PM to discuss why they were so off on their pricing. Despite whether or not you stay or leave the current PM I would consider "re-marketing" the property so it looks fresh on renters searches. New photos, new description, etc...
