I think I'll be going into escrow on a sf in Cleveland later today. I will be paying cash for this. I am interested in finding a partner or two to go in on a second or third property in Ohio. I have a few properties in mind and would like to share notes

Even though I'm not getting much in the way of responses, I thought I'd try to stimulate the discussion with some new info. It looks like building fees in my area for a mobile are about $25K, which includes traffic impact and school fees. Then a well is 20K on the high end, while a water meter is 18-23k. A septic system is about 20k on the high end (non engineered). I have found property for 18-60k. I looked at one for 40 and another for 50 today. I'm going to look at the 18k one tomorrow, which supposedly needs little to no grading and has a road in front of it. I found a really nice single wide manufactured for $40k. With everything high except the land I'd be in it for less than 150 with these figures. Meanwhile the cheapest mobiles in this area are listed for 190. There are probably things I'm missing. What are they?
