When we talk about building our team, in many cases having a good set of contractors or GCs is crucial.

When interviewing your potential new contractors what questions do you find are most important in order to determine if working with them is a good idea?

I understand in some cases you just need to test them out but what qualifying questions do you tend to ask?

Question for those of us trying to use other people's money to assist in property purchase.

If you haven't acquired a partner(s) and are relying on that concept for downpayment and rehab costs, what do you write in your offer letters on properties as escape clauses in the chance you can't find anyone in time to partner up with you?

In other words, you submit an offer and it is accepted, but you can't find a partner or way to actually pay the downpayment and rehab costs. How can you get out of the accepted offer while minimizing repercussions?

@Johnny Quilenderino that is good to know! We were looking at doing 2-3 properties per LLC to keep them out of our direct names and limit major potential loss in a worst case scenario.

What would you say is an appropriate consultation amount for something like setting up an LLC?

Hello PDX (and surrounding area) investor friends! My wife and I are coming into the scene here and would love to start a conversation with like-minded local folks.

We currently do not own any rentals yet, however, we purchased our first SFH in January and are looking for creative ways to leverage that property in order to move into the rental market.

Our primary goal is to be in Multi-Family, however it seems the inventory on the RMLS and sites like Trulia or Zillow are few and far between for anything over duplex.

Has anyone found a better source for locating tri or four-plex properties?

How about the Vancouver market? Does anyone have experience crossing the river?

We look forward to making some connections and hopefully building some relationships with other local investors. Hope to hear from you soon!

@Dave Foster so would the 121 count in a refi situation? Our goal is to BRRRR, maybe flipping along the way. Or would that only happen in another 1031 for a different property upon the "sale"?
