I will be meeting with CPA's and Real Estate Attorneys to really answer the legal side of my question, but until then, I'd like to hear the advice from experienced investors here on BP.

If I'm going to persoanlly secure financing for buy and hold properties here in San Antonio, my wife will have to be included since Texas is a community property state.

I'd like to trasfer the deed and hold the properties in my LLC for liability protection along with another blanket insurance policy.

Does this leave my wife vulnerable to liability issues if she is on the financing but not involved in my LLC or blanket insurance policy?

Been looking at past BP posts and haven't found anything about San Antonio BP networking meet-ups but see quite a few other cities meeting.

Anybody interested in possibly planning something in the next month or so? I would plan it and lead it but I'm the one looking to pick the brains and learn from the more experienced, so I would be useless in providing meaningful information.

Property taxes in Bexar County (San Antonio) are not quite 3%. It depends on what school district you live in, but you're gonna average something around 2.5%. Sales taxes In Texas are 6.25% and in San Antonio it's another 1.125%. Add in another .75% for transit and transportation and you get a total sales tax rate of 8.125% in San Antonio.

I can't give you an exact appreciation percentage and I'd hate to speculate, but it's nowhere close to doubling in 3,5, or even 10 years.

@Jon Holdman makes a great point about a topic that was recently discussed extensively in the inaugural conference of the Eagle Ford Shale Consortium here in San Antonio. That is what is going to happen when this boom is over? What is going to happen to all the houses when the oil and gas dry up?

The solution I saw predominately was a plethora of companies moving in to build pre-fab and modular housing which can be built quickly and removed just as quickly. Companies from all over the U.S. who provide this type of housing are moving in and setting up houses. RV parks seemed to be popping up everywhere as well but I personally believe people have started to demand a more permanent place since they could be in the area for a longer period of time.

The last thing this area needs is thousands of permanent houses that are vacant in 10-15 years when the oil companies move on.

Starting about a year ago down here in San Antonio, I would read and hear daily media reports on the housing shortage in the Eagle Ford Shale in South Texas. Now, I read maybe a weekly report about it.

The housing shortage down here in South Texas is still very real from what I am understanding through some contacts in and around San Antonio. The oil boom in the Eagle Ford Shale is still very new and they are expecting production for the next 10-15 years, if not longer.

Even to the most dedicated investors, agents, brokers, lenders and other real estate professionals... Do you do any work on Turkey Day or is work set aside for at least one day? I'm talking even setting aside emails and messages for one day...

Are you back at it 100% on Friday or do you take the whole weekend off?

Thanks Joel. Yes I am a new agent been licensed for a couple months now. I got an email today about the sign up sheet being released for December. I never really thought about it or knew they offered it until I got that email today.
