Hey BP!
Any recommendations for an owner-occupied commercial mortgage (small business) in New Jersey. The property is a 2000 sq ft. mixed-use building.
About 1000 sq ft. commercial space on the first floor which our business will be occupying and
about 1000 sq ft. residential space second floor which will be rented to a tenant.

@Alex Bekeza ha, thank you! We found this one with direct mail. The purchase price was 190K, rehab, 75K, sold for 365K. We financed the deal with a mixture of company capital & private money @ 10% with a balloon payment upon sale.

@Peter Garaway @Account Closed Floors I believe Home Decor: Noble Oak, Paint: Conventry gray Benjamin Moore, split unit working great.
@Neil Nagaria It is in a 55+, there are rules but not the amount of years you have to hold. However I did have to purchase it under a relatives name who was older than 55.
@Account Closed It is in a flood zone because of the lake but only $400 a year for insurance. No it didn't deter buyers being that it has a nice lake view: it had multiple offers on it all under 5 days on market.
@Kristin King Thank you! - no I came across the contractor from someone in my network.
@Maria Pulice Thanks! All types of ways we find them, marketing, wholesalers, realtors, networking, auctions, etc.
@Gbenga George First offer came 2nd day on the market, few others came under 5 days.
