I recommend to join the Cincinnati REIA (REIAGC). It's one of the best (largest and most active) in the USA. Welcome to town!

Quote from @Sam McCormack:

Can I get some recommendations for hard money lenders that can do up to 80% of ARV in Cincinnati? Had people looking to flip but need more hard money contacts in my pocket. Thank you!

It will be difficult to find a purchase/rehab loan amount of 80% ARV these days. We (Longhorn) will go up to 75% and within that loan maximum cover 100% of purchase price and rehab.

HI TJ, we spoke a few weeks ago. I've referred many clients to this gap lender. They work with a lot of real estate investors looking to cover down payments and other cash to close. You can fill out the form to schedule a consultation.

Longhorn Investments offers 100% purchase and rehab financing (total loan amount up to 75% ARV) and has been doing so on this model for years. No experience required and 5-7 day close. Yes, this exists and credit/liquidity requirements are not onerous.

Many satisfied customers over the years and now open in select metro areas in 10 states: TX, NM, AR, MO, IN, OH, NC, GA, TN, AL

We are happy to assist with questions or inquiries.

Implicit in this response is the assumption that the deal is so, SO good, that you can buy it SO LOW, that with 100% financing at acquisition AND rehab, you still come in at 75% to the ARV.

Good for your borrowers who meet that standard. Those are home runs. Maybe we can feature a few of those projects in the success stories forum?

Hi Scott. I can put you in touch with management in the home office for featuring that kind of success story as described. Just let me know.

These are not necessarily home run projects. Most are routine purchase and rehab projects with enough profit to support the loan amount at 100% LTC, e.g. 100k purchase, 20k rehab, 160k ARV, per lender underwriting standards.

On $300k ARV, max loan size is 75%/$225k. Your costs are below that so they could be fully financed on both purchase price and rehab components. The loan size would be at the level of those $210k in costs. You would have no down payment but you would have some closing costs.

Feel free to get in touch if you would like more specific info on any project.

At Longhorn, we can lend to first-time investors if the numbers are right (including 100% of costs, up to 75% of ARV) but a credit check is needed (650 needed for standard terms). If any questions, please let me know.
