Need more info: the rate on a DSCR loan depends heavily on credit score and leverage, i.e. a 75% cashout with credit of 700 will have a much higher rate than a 70% cashout with 800 credit.

You can expect 10-13% on a short-term basis depending on credit score, documented rehab experience as an owner-investor, and leverage %. Typically a 12-month term but with no pre-payment penalties, so you can exit earlier.

Seasoning is relevant when you want to use an ARV-derived value for the loan amount, i.e. cash-out above your costs due to the value-add achieved. But you can get your (purchase + rehab) costs out at the 3-month mark (or even earlier at a higher rate). So just refinance to get out of your hard-money loan without seasoning as early as possible.
