Most Lenders have a 100% program for their heavy hitters and all of them have a cap usually around 70% - 75% ARV, some will even roll the closing costs and payments into the back so your out of pocket is 0 and at the time of refi or sale you take care of everything then. That does exist, but it only exists for the top 3% of REI. You can get there, but sadly, that's not where you start, hell of a world if you did though.

With good credit, like 725+, I can get people into a 90% program, even with no experience.  So, if you wanna play the game and get started, you have to play in a market that makes sense to your capital.  If you can get that 90%, then it's best to start in a market where entry prices are 75k - 100k.  That will make your downpayment portion 10k and less, you can probably pull off the whole transaction for less than 15k after closing costs.  That's affordable and it is doable for a beginner.  This is where I recommend new investors to start.  I have like 4 BP community members in the midst of a project of a project right now with my team in Pittsburgh.  One member just exited a project and netted 48k in a 92 day close to close timeline.  Needless to say he is in another one already.  Rehabs are being completed in 25 - 40 days, then a few days for pics and then it gets listed.  We are in B or better neighborhoods with decent schools and well kept yards.  Average days on market is about 30 days.

Mike, we've discussed this in messages. The Longhorn Investment 100% purchase and rehab program is available for brand new investors and with credit as low as 600. Being a heavy hitter not required, the property and the numbers just need to work. Of course, there is a 75% ARV cap on the loan size like any quality hard money lending program (e.g. the 90% programs you mentioned such as Kiavi).

 Is Georgia a selected state? Property is in GA

Yes, but limited to Atlanta metro area (which is kinda huge, of course)

Unfortunately, not at the moment. Several states have opened in 2023 and that is likely it for now.

There are a few good hard money lenders that can deliver, but Longhorn Investments is probably the only one offering up to 100% on the purchase price (and 100% on rehab of course). Even without previous experience as long as the numbers work. Over 15 years and 7000 closed loans and operating in several states now - rock solid reputation.
