Erik they will only tell me good condition, occupied with a 2 mil cap and they don't want to do any work. Time frame is soon so if you know of anything let me know.

I used an attorney to set up my LLC and received a softcopy last night. Do I need to do anything else? Am I ready to buy? Looking for deals here in south Houston.

That is why I don't like cats, sorry cat lovers. You might have to be a little hands on and don't trust the tenant. Scott is on to it, either it is in the wall or it had soaked down into the concrete and it can get down there pretty deep. Spray bottles might not work it might need to soak down in there with that ammonia.

It depends on if it is wood or concrete. Did they replace the pad? That stuff will soak deep into the foundation. If it's wood you might have to replace it. If it's concrete they make an enzyme that will kill the ammonia in the urine. Try a pet store. Hope this helps.

This is a simple hard money loan for SF. Not sure why they are requiring a LLC upon closing. This is my first property but I do plan on moving over to boy and hold and then eventually MF so I want this to be right the first time. I sounds like I might need a qualified attorney. Should I be looking for a different lender. I though I got o pretty good rate on this hard money loan at 6.5.

@Jeremy Pace How long did it take to process. Also I noticed that there are a lot of optional adds. Is there anything specific that I should look for or is the basic LLC good enough?
