Hi all,

 My listing in the Cypress area is in a great area at a great price. All the feedback says that the home needs updates. The home is not terribly old and I have talked the seller into doing some updates such as hardwood throughout, counters, appliances, sinks and fixtures. Is anyone else doing these in the area and seeing good results? How far is too far, the windows are single pane but everything else we can do for about 15K. Advise?  

 If this works out he wants to do more home together.

Houston has a great rental market. Property taxes are high and there is a lot of competition for flipping but if you consider the buy and hold approach you can do really well in the long run. Do your research on each market. Houston is not the same as Dallas. We tend to be a little ahead of the curve because of oil and the medical industry now and do not follow the national trends so do just do research on a national level. After hurricane Ike Houston just shut down for about a year (re market) but in 08 we just experienced a small correction compared to the crash of the rest of the country.

Also just because there is some sore of pest control clause in the contract will not release you of liability. Not only will the local health department use the full weight of the law but there is federal and international health codes that no contract can supersede.

If I were doing my school again I would find a big Broker and intern there. Just look at the dollar amount that they do not volume. Usually the ones that are sell a lot have better training. You could do school, intern and get some free training at the same time. Plus learning how to talk to a stranger on the phone is a necessity in real estate.

Houston is a great place to buy and hold. The market never really nose dives and doesn't follow the state or national trends. The down side is it is harder to find a quick flip to make some good money. Competition is stiff but if you are willing to hold, you can usually leverage up pretty easy.
