In a typical construction loan they want you to come in with the lot. Essentially that is the down payment. It is your skin in the game, the rest usually can be financed. Talk to a lender though, they will be the expert. I have a good one if you need and no I don't get anything for referring her. She is just super smart and has an answer for everything which is why I work with her. You can text me for her info.

Agent here. I can do all of those searches and get the names and address whether owner occupied or not.
I think that some of those properties are scare off potential buyers because they think if it looks that way from the outside what is the foundation like or something like that.

Good MF is a little hard to get into because there is not a good place to go to like HAR. Yea loop net whatever. It is best to get to those in and find a word of mouth deal or just start cold calling them. If you need help with the lot or finding one I can help. Let me know.

1. Look for $ going through the door. It is all public info.
2. If you need training, ask specifically about that.
3. Accomplishments. IE top ..... in Texas, Houston, US.
One of the main reasons I chose my broker is because he was voted one of the top five best places to work for all small businesses in all Houston. Love them.

Yea, it is getting hard to find deals hear in Houston, SF of course. MF is a different story. The market is so high right now that people are jumping on anything that is market price on day one updated or not. Remembering that there are 40K agents and we are the 4 largest city in the nation. Areas like Pearland and Katy are stupid high. Rents in a B SF 2000 SF start at about $1700 right now just because everyone moves in the summer, renters. This is Pearland, other areas can be lower but the growing areas are high which makes it hard to find deals that work. Patience is usually the key.
