@Jack Perfett I use quicken and have a different bank account for each property. This works pretty well. I make sure I keep all the budgeted CapEx, maintenance, and vacancy in that bank account.

I make the old tenants turn in their keys and then I pass that key to the next tenant. 

I like Schlage smart locks. You can easily change combos and give them to tenants. Not wifi compatible, but very simple.

What if you got a young person to team up with you! They buy the condo as a primary residence and together you only have to put 5% down. Then you can flip it while they live in it (and maybe they help). Then you move on to the next one the next year. And maybe instead of selling you turn it into a STR and make great cashflow return on only 5% down. I have a handy friend who lives in Vail that actually might be interested.

@Colin Caporal nice man! Great idea. I would suggest craigslist and apartments.com. Advertise a month to month lease until September. Lots of people will be okay with that. 

Putting it on airbnb can be a good idea. Furnished Finder is a site for traveling nurses.

Hi @Nathaniel Yip you should be able to count 75% of the leased rent for the units you won't be living in. That should be a massive help to what you can qualify for. You need to connect with a lender over the phone and see what you can qualify for based on the other units being rented out.
