I just bought a 4 plex in a town of 700 people, but there's a decent size community college 12 minutes up the road. I plan to market it to students.

Selling financing can be great if the deal supports it. I just bought 8 units with 5% down and will still cash flow nicely.

ARV of 60k.

My LLC is setup in Mississippi. We started out as consumer debt buyers and MS didn't have any licensing requirements at the time to be a debt buyer/seller. We have since left that business and moved to real estate.

If you can, I would go at it alone I would until your forced to partner up for resources.

I am curious as well, why the bank put you in a commercial loan vs a residential.

On the rents being under market, you need to 100% positive they are under market. Also the place might be full because rents are low. What are the conditions of the properties that rent for more in comparison to this one. I would try to make the numbers work at the current rent amounts, if you can raise them later then that's just gravy for you.

The tenants have stated their utility bills have decreased, might just be in my mind but the buildings have felt cooler than before. We placed it over the existing tar roof using fiber insulation boards. We covered just shy of 20k sqft for 70k

Recently installed a TPO roof over a old tar roof. Been very happy with it so far.
