Congrats on the purchase! I started at 21 as well. I'm 25 now and own 7 properties. Sounds like your off to a great start, that's a nice looking triplex. The number's look solid, should cash flow even better once you refi it.

Yes,
I would agree, typically business people are better behaved tenants. Now, I have had 1 mom and pop type tenant that trashed the place. All my national tenants are great to the buildings and easy to work with for the most part. Mom and pop will nickel and dime you to death.

How is the ARV determined ? Comps from a local realtor ? What steps do you take if the ARV is wrong after you've done the deal?
