All,
I have a 15-square roof, and the best quote I got for tear off, reshingle and removal of debris is $6,900.00 plus $65.00 per one 4x8 OSB board replaced. This gives the cost of $450 per square!
Is this normal for MD? Searching this forum I got the idea that $200 would be reasonable price.
Also, gutters are extra and cost... TA-DA... $2,500.00
Please share your roofer, if you know the good one.

In the case of a buyers agent, the agent works for and gets paid by you the buyer.
Buyer's agent works for self and gets paid by the seller. No deal - no commission.
When I sell the house, I give, for example, 6% to my listing agent, and then the listing agent gives up 3% to the agent who brings the buyer.
Buyer does not pay a penny to its agent. Is that different in any other parts of the country?

@Jay Kess, you say "the key here is to do just enough that the buyers are afraid they will lose the house if they don't act soon" But I don't even have buyers. In almost 4 months I got 5 showings and no offers. That is nothing. There is another house in the neighborhood asking for 10k less than me (~140k price range) and it is on market for 125 days. I cannot lower my price 10k.
I would like to find out why there is no buyers.
The house is staged beautifully, and craftsmanship is OK, nothing exceptional but no obvious cut corners.
Why buyers don't make offers? This does not make any sense to me.

There is a combination of two factors. First, it is winter, and it is really cold out there now. The second - I did a mistake of ignoring the DOM on my comps when I bought it. That would tell me a lot. It is one of those "up and coming" areas, but it yet has a long way ahead.
I can rent it, but I am afraid the tenants will destroy it. I'd better move in myself and put FSBO sign ;)

Hi everybody,
I am new to real estate, here is an issue. I have bought and rehabbed a house, but it is now 100 days on the market and there is virtualy no interest in it from buyers. I found an agent in the area and listed the house through him. We lowered price 3 times not, and it does not help. THe agent says that I need to wait till spring. My hard money loan is due now, and I have withdrawn the listing and started refinancing the house. But I don't wan to rent it, I still have hopes that I can sell it.
I am not happy with an agent, however, I understand that there is not much an agent can do. My SO has a license, but she is not in real estate, we just use access to multiple listing service.
Should I break the contract with existing agent and try to list the house via SO to save on commission? I don't think I'll get any profit from this deal now.
Please jump in with any thoughts / questions. Thanks!
