Gotcha. No problem, I see where you put the two together. That's why I made two separate posts and also why I said I would like to start a flip in this initial post. My company only wholesales deals, we don't do the rehab, flips, etc... Hope all is well and happy investing to you!

Yes i was asking for private lenders for myself. Not sure how or why the confusion came up with the company i work for. My other post for buyers is completely seperate and i didnt relate those two together at all. Again, sorry you got confused there not sure how my company name got mixed in.

Alright buyers, I have property in areas south of Houston. I get them in Houston also but right now it's mainly Pearland, League City, Friendswood, and areas around. The properties I have are 70-75% all in deals. Also have Alvin, Galveston, LaMarque, and Lake Jackson. My problem is I don't have enough buyers down here right now but getting these properties is no problem. Let me know! Great flips and some rentals also....

Is there any private lenders in the Houston area? I have access to deals that are 70-75% all in and some even lower. I would like to start a flip and would love to have a sit down with a private lender. Thank you.

Hopefully those questions made sense. Basically the second part was just asking if you can split the profit to use half to put back into an investment via 1031 and save the other half or use for whatever.

Ok so I have not gotten into my own flipping yet but am soon, I only am wholesaling at the moment. My question is should you use a 1031 exchange on the profit from a flip or just go ahead with the capital gains tax? And also what if for example you make 20k profit, can you use 10k through the 1031 exchange to defer the taxes and just pay the capital gains on the other 10k? Would it even make sense to do this? I know there may be other specifics here just trying to understand better this. Thank you.

You must let them know you bring value to them. You have to be able to prove it. If you have no buyers before you find a deal, then when you find a great deal a buyer will come out. Then advertise it like crazy to all investing sites and like it was mentioned before, your local REI club

Hello thank you for the info there. i havent really given much attention to FSBO properties but one came across my local REI networking ring via email and wondered if there may be potential. Its not too close to my area either so ill just stay away from this one! Thanks again.
