I had an eviction at the end of last year and it was much easier. After filing, I had a mediation within 3-4 weeks that ended up resolving the issue. I got money back and didn't have to go to trial. I also did the filing and notices myself. Now I Obviously don't know the details about your situation but are you working with a lawyer that is known and respected within the Worcester court system that also specializes in evictions? It definitely makes an impression. Also, since you have time, maybe you can also try some other techniques to get them out or negotiate with your tenants (If you haven't done so). Are they at least paying? Would love to know more about the situation! Send me a message!

Lol I hear you, we currently run a few that might interest you. We don't do any of that sales stuff. They are focused on educating people and creating relationships. So we tend to see a mix of attendees including investors, newbies, lenders, etc. Lenders might also be a good group to network with as well. Our next one in Worcester is September 21 at the Hangover Pub, 630 to 830 pm and it always goes beyond 830 pm. The night before we have one in Waltham too. I can get you that information too if you're interested. Completely free! I'll be there so we can chat about some of the other meetups I've come across as well.

One of the best ways to build a client list in this industry is through networking. Have you looked into and are you able to join any landlord associations? Do you attend any meetups? How have you been marketing yourself?

Hi Shane,

What is the area like? I would first run the numbers to find out what your total expenses would be and decide if it makes sense financially. Then I would compare it to the surroundings. You don't want to update it too much for the location that it is in.

Where are you located and also do you have a preapproval? I agree with the previous person. A cheap house can mean something different for anyone. If you're looking for a deal I would suggest working with an investor focused agent and start attending free meetups so you can start meeting people. Networking is a great way to find deals as well, that's something we personally have experienced as we run monthly meetup in our town! Feel free to reach out if you have any questions!

Try small local banks or credit unions. They might have special programs and sometimes you just need a justifiable reason, like moving closer to a job.

I would definitely check with your bank and multiple banks. I am currently preapproved for a second home using 5% down!

I agree with @Kyle Curtin. Our team actually focuses on investment properties and investors. We find income producing properties all year! Sometimes we find them off the market, sometimes we find them on the market. I would also consider other metrics and possible benefits and not just look at the 1% rule.
