Post: Better to buy one local property or multiple OOS properties?

Hi Kaylee Walterbach,

I would first buy locally, with a low downpayment loan and house hack to get rid of what I assume is your biggest bill (rent). Of course the numbers have to make sense but from there take the time to learn other markets and then consider a market OOS. You will learn a lot from your first househack and that knowledge you can use in the future and you'll be more equipped to handle something from a distance.

Hi Justin,

Have you worked on your network? In our network we typically don't have issues finding partners for good deals. There's so many ways that might help. Maybe asking people what they are looking for could help and then attending meetups and interacting in social media groups. We host a monthly meetup and sometimes we give people the floor to present deals. We have had success but it all comes down to building relationships around you. Second thing to think about is how you present the offer to investors. You want to present yourself well so they can believe and trust you! Hope this helps!

Hi Abdul,

Are you in a rush to sell and are the other offers offering more or a gap? Typically when a house doesn't appraise you would renegotiate, but it does depend on the contract and contingencies. I wonder what the difference was in the current offer (appraised value plus 5k) and the one you were hoping to get? Is it significant and is it worth fighting for if others might face the same appraisal issue? This offer at least offers you a 5k gap and you won't have to start from scratch with another offer.

Hi Mason, I agree with the previous person. They buyer (at least here in Massachusetts) typically pays for the inspections unless an agreement was made with the seller. As far as the $2,000.00 back , typically if you had an inspection contingency and followed your duties within the realms of the inspection period then you should also get that back. I would refer to the contract you signed and if you are working with an attorney they would be able to spell this out for you as well.

Quote from @Jake Handler:

Haha love the name of that event.  I live in NJ but I'll actually be in the area for a few weeks this summer; so if this is a monthly meetup, I'd love to come by this summer.  I'll lookout for the schedule as months go by.

Hi Jake, if you'd like you can find us on FB. We post the meetup invites on there all the time for all locations. The other option is providing an email where you'll get the monthly meetups from all the locations as well as some off market properties and etc.

None of the packages are "enough" for SEO. So the answer is NO

SEO has nothing to do with the tier payment of carrot.

SEO is NOT about Google. SEO is about PEOPLE! And no offense to all the SEO agencies out there but I have YET to see anyone do this right.

You need to make sure people love your site and find your site valuable. You can do this with a WIX website for all I care about. There are advantages to carrot absolutely, like site speed etc. etc. But you are missing the point of SEO.

SEO is not about backlinks, or citations or  what ever else Google and a ton of other SEO "experts" will make you believe.

SEO simply is about having the website that provides the MOST value to people compared to your competitors. It is about bringing value to people, so it is about people, not Google.

Focus on people NOT Google and you will see this happen:

If you want to know how to do this just like me, I will be speaking at he Bigger pockets conference in New Orleans and I will share in full detail how to dominate your market and make crazy money through true SEO.

Do you recommend a company that understands what you're referring to? I'm looking to get a website created for my team and am very interested in what you're referring to. I also went to the NOLA conference and went to your webinar. Any help would be appreciated!

@Brandon Gale

Hi Brandon, My team and I work with a ton of investors, especially in Worcester. We focus on investors and have no problem using fha and other low down payment loans in Worcester. I myself am in the same position as you and looking for my next buy and hold.

Furthermore, @Andrew Freed and I host a meetup in Worcester that helps educate other investors. Creative financing is a topic that comes up frequently. If you're interested feel free to come meet us and our guest speakers tomorrow at the Hangover Pub from 630-830 PM.
