Looking to buy my first investment property in 2021!

Looking to get into the RE market in central jersey. I’m in my 30s and already have a mortgage for my primary residence. Was looking to connect with people who started with a similar circumstance and how they navigated their way to getting rentals (preferably buy and hold as this is what I’d like to do ideally).
