Hi guys,
I've been the typical buy and hold with a mix of fix and flip investor over the past few years. I have an opportunity to get into developing some land and building houses. Does anyone have experience with that? I have zero, but it seems like it might be worth trying based on the potential income. Seems like a broad question but wanted to get some insights.

Baltimore is where I currently have my rentals. Its an hour + away from me though. Was interested in what others might be doing. I am not looking to invest in DC. Especially due to the strong tenant friendly laws.

Seems like so many people on these forums like to give advice on everything other than the initial question. Cihan isn't asking anyone here if you think he should move or whether or not to invest in education. Furthermore, we do not know his income and if 4K is a reasonable mortgage or not. Maybe he makes 400k a year and likes where he lives... Those answers are besides the point and are not relevant.
If you have never invested in real estate I would not start with 100k. Especially if that is your entire "backroll". You can easily start with half and look into markets like Detroit (I have also been looking there), Indianapolis (Good market-I have done many deals there), or others in the Midwest.
Flipping houses is not as simple as it seems, a lot can go into doing that especially in competitive markets where margins can be thin.
Rentals are easier in my opinion especially if you are satisfied with purchasing a home and getting back 7%-10% in returns.
Simply put, you can purchase a house for 100K, putting down around 25k and still cash flow depending on location and rental prices for the area. I would start there and see how it goes.

You are not obligated to answer if you do not wish to. Whether or not you have a problem with a question is of no concern or importance. You can keep your vast amounts of knowledge about Detroit to yourself or anyone you wish to share it with. That is your prerogative..I did not ask for your advice on how to do research.I asked about peoples experiences. If you have a story about the city to share or something interesting to add about your investments.. Great, if not then do not bother trying to enlighten people on what you believe they should do.

If you are not here to "hand out your time/effort" on questions you feel are too generic, you do not have to..You also do not have to tell me or anyone else on biggerpockets how they should or shouldn't spend their time and efforts researching markets. Based on your answer and explanation its better you do not share your insight.

Hello Bigger Pockets community,
I began investing in real estate a couple years back and recently completed my first fix and flip. I am wondering if there is any good information about the 1031 exchange rules. I understand I have to identify some properties within 45 days and close within six months. Is there more to it than that? I guess my questions are: Is there anything else that I need to know? Anything else to consider? Any tips based on your experiences? Thank you!
