If you find a wholesale deal in Montgomery County I'll buy it :) I am closing on 2 rehabs and 2 rentals this month.... so I am ALWAYS in the market to buy.

A letter to each. Use Microsoft Word and Excel to do a "Mail Merge". You create your letter in Word and have certain spots/blanks where it will pull the names from Excel (so you don't have to do each one individually). Once you write the letter and set it up in Word with Mail Merge, you hit print and all 100 letters will print out, each with the correct name addressed (ie: Dear Mr. Smith) and any other specific information (ie: I'm interested in buying your property at 114 South Ferry St). Google "Mail Merge" and there are how to videos.

As far as content. Everyone has their opinions. I feel the less the better. No one feels like reading a novel. Say who you are, you'd like to buy their property and maybe give a couple reasons why it makes sense to go with you.

There are a bunch of different strategies to target properties that are more likely to turn up wholesale leads. Absentee is one, % equity is another (the more equity someone has the more likely they are to have the ability to take a lowball offer, mortgage origination (same thing), specific zip codes that tend to have houses that flippers like...

I did absentee when I started as a wholesaler. It worked pretty well. I know others have had success with many other methods. That's the great thing about RE. There's no ONE correct way.

Hi Arturo-

No need to waste money on gurus. If they were making so much money in real estate why would they be pitching online courses and workshops for thousands of $? Yes, I know... they're just "looking to give back because they're so grateful that they made it in real estate". If you believe that there's a bridge in Brooklyn I'd like to wholesale to you ;)

And here's a dirty little secret the gurus don't want you to know. The info they give you on their blogs and their free audio seminars is 99% of what you get in their expensive courses.

Join your local RE group. Go to the BP forums everyday (set up keyword alerts). Get a couple good RE books (there was a thread on here where BP members listed their faves). Listen to the BP podcasts.

I went to a $59 one day seminar my local RE group hosted on wholesaling a few years ago. One month later I did my first wholesale deal and made $7,000. Fast forward to today, many wholesale deals and flips later....and I'm closing on 3 properties (1 rehab 2 rentals) on the same day. I haven't spent a dime on gurus.

I've looked into every door direct in the past but always brushed it off because it wasn't targeted. But you're saying this type of marketing is very specific. Isn't it "general" and not "specific"? You're sending to every single person in a mailing route. I'm not doubting you, because you got 2 deals out of a $95 mailing so obviously it was extremely successful. I'm trying to figure out how to have similar results when sending to every person on a mailing route.
