Hi @John Baker - your accountant must not be a real estate investor or if he is, he doesn't own 100+ properties. Don't worry about W2 income or your tax returns. Yes, if you want to get a loan from a brick and mortar bank, you need both of those things and a stellar credit score. I have a bunch of lenders that loan based on the financials of the property not you. If you have down money and a score above 640 you will not have a hard time getting a loan. You'll pay a point or two more for your interest rate (maybe) but you'll be able to buy as many properties as you want. That's how I got beyond 4 rental properties. Message me and we can talk. @Shawn Diaz - please be more specific. Not sure what your question is about using a HELOC. I don't know how much your place is worth, how much you could get out of it, what the rate will be, what kind of property you're looking to buy, what your long term plan is etc.

Hi @Enante Exyt - oh boy... that's a lot of questions.
1) not having the down payment - partner with a money partner, get seller financing or a seller 2nd, lease options or subject to
2) getting investors - find them here on BP, join a local real estate group (if you don't know how, message me), network network network
3) should you have an LLC - you don't have to but it is recommended. If you don't form an LLC make sure you get umbrella insurance ON TOP OF the regular landlord policy for the property.

@Account Closed - depending on how much you have saved (don't advertise it here, message me), getting financing will not be a problem even if you don't have W2 income. I have a bunch of investor friendly lenders that will loan based on the financials of the property, not the borrower.
