@Lamar Robinson - personal finance questions are not for me to answer.  I don't know if I'd do either.  It's always good to have some money as a safety net.  That doesn't men you can't start getting involved in real estate.  Partner with a money partner, network, join a local real estate group (message me is you need help finding one) meet and talk with private lenders.... get started :)

@Phil LoCicero - The sky is falling!  I guess that's why it makes sense to have a diversified investment portfolio.  

@Carlos Ptriawan - always have an Escape Plan for your money!  Are you getting your money back in your account after the rehab is complete?

Hi @Matt Smith - could you do lease option, subject to, or seller financing?  Or lender financing with the seller holding a 2nd?  Could you bring in a money partner for the down money?  You're bringing the deal and the property management.  You can figure out a equity split between you and the money partner that works.  Message me if you have any other specific questions.

HI @Joseph Tilly - I don't recommend out of state investing for your first few investment properties.  I have 19 units out of state and my experience has been mixed.  The reality vs the numbers you see pitched online are different.... and not for the better.  Thankfully my rentals there represent a small portion of my portfolio, unit-wise and revenue-wise.  Message me with specific questions and I'll get you pointed in the right direction.
