Hi @Samir Inge - getting funding becomes more difficult after the 1st, 2nd, 3rd properties...depending on how much they cost and what your financial situation is.  I ran into a brick wall after my 4th rental property.  Couldn't get another bank loan.  I spent a good part of a year looking under every funding rock out there.  I found investor friendly lenders.  I ended up building an online loan website to help other investors like myself find financing from investor friendly lenders.  They loan based on the property not your W2 or tax return.  That's how I grew my portfolio from 4 rentals to 127.

@Nikki Giddens - funding is not as big of a problem as you think it is.  Message me with any specific questions you have.

@Samir Inge - Good for you for recognizing your were making excuses. Regarding FHA, you need to live in it for 1 year before it can be used as a rental.

@Xander P. Moreno not sure what you mean by using HELOC to save on closing costs. Closing costs for what? Acquiring another property?

@Austin Thompson - it can be overwhelming.  I was exactly in your spot for 9 years.  It doesn't need to be overwhelming though.  There is a step by step plan which I go over in my online course.  When you break it down, it becomes much easier to digest and wrap your brain around :)

@Account Closed - do you have a plan for finding a money partner?  You can also look into seller financing, a seller 2nd, lease options, subject to....

One of the main things I focus on in my online course is to come up with a plan.  Set your goals and lay out the steps to get there.  That's what I credit for my success.
