@Justin Rogers - 80LTV disappeared last March. Initially lending practically froze. Then 65LTV, 70LTV and lately 75LTV has become more common. I've yet to see 80LTV except for hard money on Fix & Flips. Keep in mind prices have gone up a ton in the past couple years so 80LTV becomes even riskier.

@Julius Wall - I just did a Fannie Mae SBL cash out refi 2 weeks ago on a multifamily property I have. I also work with many investor friendly lenders doing cash out refis that don't require W2s or tax returns. Message me if interested.

@Stefania Booth - call around or do what @John Mocker said and find an agent that works with multiple carriers. I never had a problem finding insurance for my flips. Don't base your concerns over one insurance company. Good luck.
