Ha! @Karl B. -  Good answer.  BP was one of my go to resources, along with my local real estate group and good old fashioned - school of hard knocks.  Real world experience is what got my career in real estate going.  It's hard to take that leap but once you do, you realize you should've done it sooner.  And even to this day, each new experience I have leads to bigger and bigger deals.  Looking at two $3M properties this week and a $9M property next week.  7 years ago when I started, This was the plan, but now that it's here it still feels unbelievable!

Networking.  100% of my portfolio growth in the past few years has been from relationships.  Early on I was competing against the world on listed properties.  Now, because of my network, off market deals are presented to me...and sometimes from seemingly random connections.

I have one loan with them now from back in the day that I am refinancing.  I did not have a great experience with them.  I've worked with many alternatives to Lima One with positive results.  These are the same lenders I used to grow my portfolio to 127 rentals (a number I'm hoping to double this year!)

@Michael Metzger - The $30K would go towards the purchase but how much is the purchase?  Are you financing the rest?  That rental would bring in $1200/month but what would your cashflow be?  Be sure to account for higher cleaning fees on a short term rental and more maintenance calls because of higher volume of tenants.
