Hi @Aniello Belfiore, welcome to the group.
Great to see someone with your experience. I'm in central NJ and looking to network and(hopefully) partner with individuals who would like to get a project or two under my belt in the next year.

I agree with you 100%. i've yet to do a flip, but whenever I see the deals posted, I wonder how much the investor is making. Most deals are like this. After 6% real estate commission, taxes etc the margin is very thin and seems unless you have volume like 10-15 deals going, there is not much to make

Hi,
I am looking for a GC to help with one of the two deals:
1. Add a new floor to a ranch (likely gut renovation - major reno);
2. Build a property from scratch. open to a JV on this.
I would like to to atleast one of these two. Both deals are in East Brunswick, NJ. Can anyone help?

Hi @Sean Cina,
I'm almost in the same boat. I havent filed for eviction though. I believe its perfectly fine not to renew the lease or even tell them that you will renew (say for 3 or 3 months) if they catchup before the extension. whatever, you do, make sure you follow the covenants in your lease to notify them.
The underlying question IMO is - What you want to do. Offer them month-to-month and let them catchup or you just want to take your loss and find a new tenant.

Hey Ken,
full time should not be a problem as long as you are ready to work some extra hrs.
for ARV the best tool is market information. I suggest create an appraisal for the property you want to buy using recently sold listings and asking your realtor to provide the details and appraisals of any properties they might have sold in the area. Be objective. That should give you some idea.

Thanks @J Scott . i have started to read Modern Carpentry - Willis Wagner. it seems like a good book and starts from basics and goes into types of roofs, floors etc in very detail and pictures always help. I will post back on that later this week (i plan to read the 1000 pages in this week itself).
@J Scott your book will be next on my read list. I am hopeful that breakdowns and plans as @Pat L. mentioned would be very helpful. that would be like getting to know the execution part.
now, a bigger question... how do you know that you are ready to goto architech, builder and bank and start the process officially ?
as a sidenote, I could really use some references for builders / contractors who work not just for money but also because they love their work.
