Wow this is really turning out to be a great thread thanks for participating everyone.

@Dev Horn when finding people to place the door hangers do you just hire someone off craigslist and negotiate a rate like $10 per hour or $X per X amount of door hangers completed?

@Dev Horn and @Michael Quarles Great replies guys, thank you very much! Since door hangers are sort of a different beast, do you try and routinley hit the same area every couple of months like you would with mailers?

Thinking of expanding the tools I use in my marketing tool belt. And door hangers came to mind, these are often less talked about around here compared to direct mail or bandit signs.

I know some investors around here use them such as @Dev Horn use them. If you have any experience with them and have had success I would love to hear about it.

Didn't use to work that way. I think Joshua should consider reverting to how it was. That is to say you could @message anyone on biggerpockets, its really great to be able to bring in authorities into a topic by notifying them with @message.

Wayne, Im just trying to set it up so my lender closes A-B, then right from there close with the investor B-C. Is there anything unethical about that? Can this be done?

If that is legal, how do I phrase that to my escrow officer so they know what im talking about?

I noticed prior to the latest BP update you could @message anyone on the website. This allowed you to call forth people of expertise into a thread for their input. For example if it was a probate thread I could do @sharon and get her to join in on the discussion.

Now it seems you can only @message people that have already responded in the thread or are on your collegues list.

I mentioned the possibility of double closing with the escrow officer I use at my title company and she seemed a bit confused. She said there were "multiple types" of double closing.

With that being said, what is the precise type of double closing wholesalers use. And how does that transaction work A to B, then B to C.

Need to be more precise so I can clarify with the escrow officer hopefully.

Thanks in advance for your help.

@Account Closed Are you using the templates that come with the program, or are you using your own templates for the mailers? Best of luck hope you get a property soon.

How far east? Are we talking mesquite? Also yah 300 is crazy, I should have stopped and taken a picture. It was literally a massive pile on the kitchen table.
