I just spent most of this month spending money to get my business up and running. I filed it as a DBA for right now and will upgrade it to an LLC when I start producing income.

I accumulated a couple $1,000 in initial start up costs plus my monthly mail budget. For the year 2012 would I be able to set these expenses up as a tax deduction?

I checked out Socialserve.com, perhaps I am doing it wrong, but when I searched by the state of Texas it does not even have the largest metro cities. Cities such as Fort Worth and Dallas are not on this list.

Is anyone aware of a database somewhere out there that lists section 8 house rentals?

I was able to find a contracts database in HUD, but its not exactly what im looking for. I would like to get all section 8s within Dallas & Fortworth if thats possible. I checked my local CADs as well and did not seem to find section 8 information.

I know this is subject to where you live, and the contractor you use. But would be a good estimated budget to pigtail all outlets in a house with aluminium wiring?

To do this do contractors typically charge per sq ft or do they charge per an outlet they pigtail? And what would these costs be?

Bruce Duval Thanks for the informative reply. When you say auto responder how does that work? Does it try and pre qualify incoming calls for you so you can deal with people that have are motivated/have equity etc?

Is there some service out there where I can buy an auto responder or it a smart phone app?

Why are you a strong proponent of yellow letters? Why not post cards, you could reduce your marketing budget and use that larger budget to throw a wider net. My assumption is, if the seller is MOTIVATED it shouldnt matter how fancy your marketing piece is, as long as your getting the message out to them be it yellow letter or post card.

I am thinking about buying a couple months worth of yellow letters to see what the response rate is like. Either way im eager to give yellow letters a try.
